Your chimney takes more weather than any other part of the house: rain on four sides, frost, and nothing to shelter it. So the mortar goes first, then water gets into the stack, and then you see the classic signs, damp patches on the chimney breast, staining on the ceiling around it, or bits of mortar dropping into the garden below. A leaning or crumbling stack above a busy pavement is not a cosmetic issue either.
A typical chimney job with us covers the lot: the stack repointed or rebuilt from the flaunching down as far as it needs, cracked flaunching recast, pots reset or replaced, a cowl or cap fitted to keep rain and birds out of a disused flue, and the lead flashing and soakers around the base renewed and dressed into the mortar joints, not smeared over with mastic.
If the stack is past saving, we take it down and rebuild it to match, or, where a chimney is disused and you would rather lose it, remove it below the roofline and tile over so you would never know it was there. From the ground, look for gaps and shadows in the mortar joints, white staining, or a stack that reads crooked against the sky. Inside, damp patches on the chimney breast are the big tell. Binoculars from the garden will tell you a lot, and we will confirm it up close from a ladder or scaffold.
It can be. Stacks lean when the mortar on the weather side wears faster, and a badly leaning stack in wind is a genuine risk to whatever is below. If yours has a visible lean, get it looked at soon. Making it safe is quick; rebuilding it is planned work, not an emergency, if caught early.
Usually the lead. Flashing that has split, lifted or been bodged with mastic lets water straight in at the joint between stack and roof. Cracked flaunching on top does the same. Both are standard fixes for us, and we check all three, the pointing, the flaunching and the lead, whenever we look at a leaking chimney.
Yes, but with a ventilated cap or cowl rather than sealing it solid. A capped, ventilated flue keeps rain and birds out while letting the stack breathe, which stops damp building up inside the chimney breast. It is a small job that prevents a common problem.
We can take a disused stack down below the roofline and make the roof good over it, which removes the maintenance for good. Taking out the chimney breast inside the house is a bigger structural job; we will tell you what is involved before you decide.
