Most roof leaks that show up around a chimney, a wall or a valley are really lead problems. Old lead cracks, lifts or was too short in the first place, and once water gets behind it the damp works its way in. We replace failed lead and form new lead in the right code for the job, so the weak points on a roof stop being weak points.
Lead is a craft in its own right. It gets cut to fit, dressed down over the tiles or slates, bossed around awkward shapes and lapped so water always runs over a joint, never into one. We use code 4 and code 5 lead where each belongs, fix it with clips and pointing that let it move with the weather, and patination oil it so it weathers evenly instead of streaking white down your brickwork.

Usually age, or lead that was cut too long and cracked from thermal movement, or a previous repair in mortar or flashband that never lasts. Lead lasts a very long time when it is the right size and fixed to move, so when it fails it is worth putting right in lead rather than patching over it.
Often, yes. A single lifted step flashing or a cracked soaker can be replaced on its own. We will tell you if the rest of the run is on its way out too, so you are not paying for scaffold twice in a year.
That is lead carbonate, from new or cleaned lead weathering in the rain and running down the wall. It is harmless but looks messy. We finish new lead with patination oil to stop it, and it can be cleaned off existing brickwork.
It depends on the job. Code 4 suits most soakers and smaller flashings, code 5 for valleys, box gutters and anywhere taking more weather or foot traffic. Using the right code is part of the work lasting, so we match it to the detail rather than using one roll for everything.
Yes, and we would recommend it. A mortar fillet where a roof meets a wall or chimney will always crack and let water in eventually. Cutting in a new lead flashing is the permanent fix, and it is the sort of detail we do every week.
