A roof window is one of the best value ways to bring light into a loft room, a landing or a dark back kitchen under a lean-to. The window itself is only half the job though. What keeps it dry for the next twenty years is the flashing kit around it and the way it is set into the roof, and that is the part we get right.
We fit new Velux and other roof windows, and we replace old skylights that have started to leak, mist up or seize shut. Each one goes in with the correct flashing kit for your roof covering, whether that is plain tile, profiled tile or slate, so water is led around the window and back onto the roof rather than finding its way in at the corners.
If the window is going into a room, we make the opening, trim the rafters correctly and leave it weathertight and ready for your plasterer, or finish the reveals if that is part of the job. We work on single windows, pairs and banks of rooflights for loft conversions, and we will give you a clear steer on the right size and position before anything is cut.

Nearly always, on a pitched tile or slate roof. The main things that matter are the pitch and where the rafters fall, which decide the position and size. We check both before we quote, so you know exactly where it will sit and how much light it will give you.
Yes. Old skylights often leak because the flashing has failed or the unit itself has perished. We take the old one out and fit a new roof window with a fresh flashing kit, which usually cures a leak that has been patched for years.
For access to the room below it helps, but a lot of the work is done from the roof. We will agree access with you beforehand, keep the room covered and clean, and never leave the roof open to the weather overnight.
Most like-for-like roof windows are permitted development, and a straightforward addition on the rear rarely needs planning. Anything structural or on a listed or conservation property can be different, so we will flag it if your job is one to check first.
