New Roofs for Homes in Ince-in-Makerfield

When a slate roof on an Ince terrace has finally gone, a full re-roof is the sensible call rather than chasing leak after leak across a worn-out slope. We take the old slate off, lay breathable membrane over new treated battens and re-cover, either in natural slate or a slate-look tile that keeps the house sitting right in a Victorian row. The ridge and verge go on dry, fixed mechanically instead of bedded in mortar, so there is nothing up there to crack and drop into the yard two winters down the line.

We cover Ince-in-Makerfield and the surrounding area: Lower Ince, Higher Ince, Spring View, Belle Green Lane, Manchester Road and beyond (WN2, WN3).

What’s Included

Re-roofing a terrace in Ince is as much about the access and the boundaries as the roof itself. The scaffold usually goes up from the rear alley, and where your slope runs into the house next door at the party wall we detail the join, the flashing and the last course so both roofs are left sound. We give you a clear written price for the re-roof, and if a repair is still worth doing we will price that as well.

  • Stripped to the rafters, timbers checked and repaired
  • Breathable membrane and treated battens throughout
  • Concrete tile, clay tile, natural or fibre cement slate
  • Dry ridge and dry verge systems as standard
  • New lead flashings, chimney work while the scaffold is up
  • Waste cleared daily, site left tidy

New Roofs in Ince-in-Makerfield, FAQs

Not usually. We can re-roof your slope on its own and finish it cleanly against the house next door at the party wall. If the boundary or a stack sitting on the party wall means it makes sense to talk to your neighbour, we will flag it early so nothing holds the job up.

We set the scaffold up from the rear alley, which is how most Ince terraces are worked. It keeps the front street clear and gives us safe access to strip and re-cover the slope. All of that is worked out and included when we quote.

The felt is usually the decider. If the membrane under the tiles has gone brittle and torn across large areas, every repair is temporary because water finds the next tear. Widespread nail failure and constant slipped tiles point the same way. We will tell you straight which category your roof is in, and quote a repair instead if that is the better call.

Ridge and hip tiles were traditionally bedded on mortar, which cracks with the seasons and eventually lets tiles come loose. A dry ridge system clamps them mechanically with screws and brackets, allows the roof to breathe, and does not need rebedding every few years. It costs a little more on day one and saves money every year after.

It comes down to the house, the street and the budget. Natural slate looks superb on older houses and lasts generations; fibre cement slate gives a similar look for less; concrete tiles are the workhorse choice. We bring samples and give you prices for each so you can compare them side by side.
